Hotel Sales
CBRE Hotels offers a comprehensive sales service providing acquisition and disposal advice to a variety of clients specialising in both high-end, large, single-asset transactions and multiple-asset deals as well as motels, management rights, clubs and other leisure facilities suchas resorts, marinas,and golf courses. The team has an exceptional track record in the hotel investment market and has particular skills in successfully completing complicated and financially engineered deals. Clients benefit from the team's unrivalled contact database of owners, institutions, banks, private equity houses, and high-net-worth investors which is further enhanced by the strength of the greater CB Richard Ellis group.

 

Pub Sales
Our team has a very strong track record in selling pubs across a number of markets and a variety of trading situations.  With a good understanding of operations and the market we are able to provide advice on maximising the sale price.  The team has handled not only single sales but also complex rtransactions involving groups of pubs.

 

Valuation
Valuation assignments are undertaken throughout the Asia Pacific region and are led by valuers or surveyors with specialist knowledge of hotel markets. Our client base covers a broad range of operators, lenders, developers and investors with advice given for a variety of purposes including sale or purchase, financing, expert submissions, company reporting and strategic review. Our valuation experience ranges from single provincial properties to international portfolios, on both owner-occupied and investment bases. Our approach considers three recognised and interlinked methods: capitalisation of stabilised earnings, discounted cash flow, and comparable transactions.

 

Operator Selection
Our development team provides a comprehensive service to site owners and hotel developers, including a unique understanding of the ways to unlock site value. From site assessment and hotel specification to implementation of agreed disposal strategies, including lease and management contract negotiations, CBRE Hotels works closely with our other CB Richard Ellis divisions, such as Project Management, to provide one of the most experienced Development Advisory teams in the industry.

 

Asset Management
The Asset Management team at CBRE Hotels takes a fresh perspective on the way operators run hotels to help maximise asset value and optimise investment returns. Our analysis is based on three clear principles – to define the owner’s investment objectives through initial assessment of the property and operations; to design and develop a strategy to ensure operator’s objectives are in line with those of the owner; and to ensure implementation of the strategy through regular monitoring, analysis and reporting of procedures, practices and performance.  We work closely with our colleagues at the global level to ensure that we provide leading edge, current, advice.
