Tavern, Accommodation and Mixed Use investment opportunity in Perth’s Australian Marine Complex

Perth, 17 July 2014 – The Ship and Dock Inn and commercial development including convenience store, shops and offices located in Perth’s southern suburb of Henderson and within the Australian Marine Complex, has been listed for sale, unlocking a unique opportunity to acquire a successful tavern, accommodation and mixed use site in the heart of the state’s marine, oil and gas and shipping industry, which is substantially capitalised.

Located at 81 Quill Way, Henderson, the Ship and Dock Inn is situated on a large 1.84 hectare elevated site that provides sweeping views of the Indian Ocean, overlooking Austal Ships, BAe Systems, Common User Facility and many other businesses.

The property features the Ship and Dock Inn - a double level tavern and restaurant - drive-through bottleshop, 12 motel rooms, a two level office building currently occupied by Australian Maritime Workers Union and single level retail and office properties. There is also a disused service station onsite.

CBRE’s Ryan McGinnity and David Kennedy have been appointed to sell the property on behalf of the owners via an Offer to Purchase process.  Mr McGinnity said the venue’s central position and hugely underdeveloped nature in Perth’s fabrication and marine hub would be a key selling factor.

“This venue is uniquely situated in an area predominantly occupied by industrial and marine service operators,” Mr McGinnity said.

“As a result, this tavern is well patronised by the local industry, whether it be drinks and meals in the bar, restaurant and alfresco area, functions at the venue or accommodation at the onsite motel.”

Mr McGinnity said the region’s growth prospects would ensure the Ship and Dock Inn was strategically positioned for high patronage well into the future.

He commented: “As the marine and offshore industries grow, so does the workforce, which creates a greater demand for surrounding amenities.

“Moreover, this site is substantially underdeveloped and its future buyer could further capitalise on its position by looking to develop additional accommodation, which is currently limited to 12 rooms, as well as such required amenity as a post office, medical facility, pharmacy, food and convenience stores.  He added that the zoning of the site as Local Centre is a one off in the area and allows a range of development options.”

Mr Kennedy added that the growth of Henderson into the major offshore and marine industrial area in WA and perhaps Australia with around 150 companies basing themselves here means that the future is very bright for a unique site such as the Ship and Dock Inn.

Offers to Purchase Close Thursday 28th August.
