Prime Kangaroo Island and Alice Springs resort hotels up for sale

Perth, 31 July 2014 – Australian Property Projects Group (APP) is moving to sell two of its prime hospitality assets: the Aurora Ozone Hotel at Kingscote on Kangaroo Island and the Aurora Alice Springs Hotel in the Northern Territory.

CBRE’s David Kennedy and Don Watson-Brown have been appointed as the exclusive selling agents for the high profile hospitality properties, which have been listed for sale as APP rationalises its portfolio of commercial, residential, industrial, retirement village and hotel properties.

CBRE Hotels Senior Director David Kennedy said, “Both properties are in prime locations and have proven income levels. The Aurora Ozone Hotel faces Nepean Bay and the Australian mainland providing fabulous views to the majority of the 63, up to 4.5 star rooms, while the Aurora Alice Springs offers 109, 4 star rooms in the centre of the CBD with frontage to Todd Mall.”

The Aurora Ozone is the biggest hotel on Kangaroo Island, a tourism location 20 minutes by plane from Adelaide which has attracted world-wide acclaim.

Mr Kennedy said the Aurora Ozone Hotel at Kingscote appealed to local and international visitors alike given the sports bar, TAB and gaming room plus the 150 seat bistro, lounge bar and several conference and function rooms.

On the corner of Murray and Chapman Road is a freestanding bottle shop with excess land suitable for additional hotel accommodation subject to the relevant planning approvals.

The hotel’s location, future upside and appeal to the Chinese visitor market is expected to generate strong local and international buyer interest.

“We’ve been fielding particularly strong interest in Australian hospitality assets from Chinese investor groups and we expect that Aurora Ozone will be appealing given how well it caters to the Chinese visitor market,” Mr Kennedy said.

“This includes having Chinese staff in the food & beverage and marketing areas, Chinese catering, karaoke and a close alignment with a range of Chinese travel agents.”

Also on offer is the award winning Aurora Alice Springs, the city’s most centrally located major hotel.

CBRE’s Don Watson-Brown said the property benefitted from having multiple income streams, providing not only prime hotel accommodation but also the Red Ochre Grill - one of most reputable restaurants in the Northern Territory.

“Multiple room types cater for families, international tourists and corporates alike, while additional commercial/retail income streams helps to underwrite the property’s trading performance,” Mr Watson-Brown said.

Both hotels are being offered for sale in one line or individually and with vacant possession providing buyers with the opportunity to rebrand the assets.

Expressions of Interest will close at 4pm EST on Friday 5th September at the offices of CBRE Perth or Brisbane.
